Legal Basement Renovations in Milton & the GTA

A general contractor for basement apartments and secondary units, from property-specific planning to coordinated construction.

Reno Rabbit helps homeowners plan and build legal basement apartments in Milton and the GTA. As your general contractor, we coordinate the agreed renovation scope, qualified trades, drawings, permit applications and inspections where required.

Start with how you intend to use the space: a self-contained home for family, a rental unit, or a layout that retains some basement space for your household. Your complimentary in-person consultation helps identify the work and further assessments needed before you commit to construction.

Plan the unit around the property

A finished basement and an approved secondary unit are different projects. Before choosing cabinets or flooring, establish whether the proposed unit is suitable for the property and what approvals are needed. The layout should account for access, privacy, storage, laundry and continued access to mechanical equipment.

Discuss the existing ceiling height, entrances and windows, plumbing and drainage, electrical capacity, heating and ventilation, and any moisture concerns. Fire separation, escape routes, and smoke and carbon-monoxide alarms must be considered by the appropriate professionals. Requirements depend on the property, proposed work and municipality.

What Reno Rabbit can coordinate

The agreed construction scope can include demolition, framing, insulation, plumbing and electrical work, HVAC coordination, drywall, flooring, a kitchen, a bathroom and interior finishes. Drawings, engineering, permit fees, entrance alterations and other property-specific work should be identified in the scope and estimate. They are not assumed to be included in every project.

We establish the construction sequence around the approved scope, coordinate the necessary trades and inspections, and finish with a walkthrough. A consultation is the start of that assessment; it is not an approval or a guarantee that a unit can be created.

A local planning point for Milton homeowners

Milton requires a building permit to construct an additional residential unit and registration of new and existing units. The Town distinguishes construction permits from its ARU registration process, including units occupied by family. Confirm the current requirements for your address before making construction or occupancy plans.

Experience with different basement layouts

In her Google review, Anaizah Hassan describes a Reno Rabbit basement project that retained space for the household alongside a separate rental area. Our public response identifies the project as being in Oakville. This is an example of planning around two uses of one basement; another property may need a different layout and approvals.

Questions to settle before construction

Can I keep part of my basement for my own use?

That is worth discussing during the layout assessment. Access, separation, usable space and the applicable requirements determine what is practical. Explain which areas your household needs to retain, including storage and mechanical access.

Can you assess an already finished basement?

Yes. Tell us what exists, how you want to use it and whether you have drawings, permits or inspection records. Finishes alone do not establish that a secondary unit is approved. Additional investigation may be needed before a construction scope can be confirmed.

How are the price and schedule established?

We assess the property and proposed layout, then define the work, finish selections and construction sequence. Existing conditions, drawings, municipal reviews, inspections and material availability can affect the programme. A budget or rental-income figure from another property is not a quote for yours.

What should I share when I enquire?

Send your project city, intended use, approximate basement size, existing condition, desired work, investment range and preferred timing, if known. Let us know whether drawings or permits already exist. Select Basement Renovations on the consultation form and mention that you are planning a legal basement or secondary unit.
